Rental Agreement
COVID Cancellation Policy
We know that booking a holiday at the moment is challenging. While COVID-19 is still a live government recognized Pandemic we are supporting our guests with a policy to protect you against being unable to travel due to government restrictions. This is an ever changing situation and we are responding accordingly. Our policy will change depending on your booking so please contact us directly info@oakdenevillas.com
Check in
CHECK-IN TIME is AFTER 4 P.M. AND CHECKOUT is 10 A.M.
Early check-in or late check out can be arranged if there is availability. This must be done in advance of your stay.
Smoking
Our villas are all NON SMOKING property. Any sign of smoking within the property will immediately result in the loss of your security deposit to arrange appropriate cleaning.
Pets
PETS are not permitted under any conditions.
Security Deposit
A security deposit of £500 is required. This must be received within five (5) days of booking the holiday property. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
No damage is done to property or its contents, beyond normal wear and tear.
No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.
All keys are returned to the key safe, which should be secured.
All windows and doors are secured.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No additional cleaning or treatment is required for the swimming pool or Jacuzzi
The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
Payment
An advance payment equal to 35% of the rental rate is required upon booking.
The advance payment will be applied toward the rent. The advance payment is not a security deposit. The BALANCE OF RENT is due ten weeks before your arrival date. Failing to pay your balance on time will result in loss of your deposit and the rental period being made immediately available to other renters.
Cancellations
Cancellation of your stay will result in the loss of a percentage of your total booking value as set out below:
Within 16 weeks of the arrival date: 10% of total booking value
Within 12 weeks of the arrival date: 33% of total booking value……. Your Full Deposit
Within 8 weeks of the arrival date: 100% of total booking value
Please note that bookings made from December 2021 until a date to be stipulated will be applicable for our COVID cancellation policy, detailed above.
Maximum Occupancy
The maximum number of guests varies depending on which villa you are renting. Any party found to be housing more than a) maximum occupancy b) more than in the original enquiry will be found immediately in breach of contract
Minimum stay
This property requires a three (3) night minimum stay. If a rental is taken for less than three days, the guest will be charged the three-night rate. During Peak Holiday season (School Holidays & Summer Months), this property requires a seven (7) night minimum stay.
Inclusive fees
Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.
No daily housekeeping service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit towels or linens to be taken from the property.

Falsified bookings
Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Written exceptions
Any exceptions to the policies mentioned above must be approved in writing in advance.
HOT TUB
No children under the age of 8 permitted in hot tub at any time. Strictly no swim nappies. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND OR SIT ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
Water and septic
The mineral content in the water is high. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, this will result in the loss of your security deposit.
Insurance
It is your responsibility to ensure that you are adequately insured for the duration of your stay.
